How To Prepare To Apply:

Required Documentation for all Applications:

  • Title Search - dated within the last 3 months (can be accessed through LTSA.ca)
  • Charges on Title - legal notations, covenants, Statutory Right Of Ways, etc.
  • Owners Authorization - signed by all owners
  • BC Company Summary - if the property is owned in a company name
  • Site Disclosure Statement - identifying and disclosing sites that may be contaminated (can be accessed through the BC Provincial website)
  • Letter of Intent - description of development and how/why it complies/does not comply with City Bylaws and Development Permit Guidelines
  • Site Plan

Additional Documents that may be required::

  • Civil Engineering Drawings - Prepared and sealed by engineer, required for larger subdivision only
  • Existing Building Condition Report - Building Code compliance analysis prepared and sealed by architect or engineer for Strata Conversions or Split Title Existing Building

Note: Additional documentation may be required, depending on the scope of work to be done.

Apply For A Subdivision Application

Subdivision of land includes the division of land into two or more parcels, adjusting an existing property (lot) line, or consolidation of two or more lots into one. As the complexity of subdivision applications can vary, it is recommended that you to discuss your ideas with City staff prior to submitting an application.

The Planning and Development Section will review and consider all subdivision applications against the requirements of the City’s Subdivision and Development Control Bylaw and the Zoning Bylaw, including minimum lot dimensions; lot area; and lot width and development servicing requirements such as sidewalk, street lighting, and sewer and water connections.

Where new strata development plans are registered with the Land Title and Survey Authority after November 30, the tax notice is only issued to the developer for the parent property. Click here for information on the apportionment process which generates a separate tax notice for each strata unit and allows new owners, if eligible, to apply for a Home Owner Grant.

 

Before You Start

You must have a MyCity profile to apply online. If you don't have one yet, you can create one here

Once you start the application you will have 30 days to submit it. Your application will be saved to your MyCity profile until you submit and pay for it. You can access it by logging into MyCity, then clicking on the In Progress Applications button at the top of the Registered Accounts page.

Application fee payments must be made by Visa or Mastercard. A non-refundable 2.75% service fee will apply
