The City of Kamloops is taking another step towards realizing the strategic vision of the North Shore Neighbourhood Plan. On December 13, 2022, City Council unanimously authorized the demolition of the former Northbridge Hotel (commonly known as The Duchess) at 377 Tranquille Road and directed staff to develop a request for proposals for the property’s redevelopment.
The City purchased this property along with 346 Campbell Avenue in 2021 to create much needed new affordable and market rental housing in Kamloops. The City has negotiated with BC Housing on the development of the Campbell Avenue site, which is identified in the memorandum of understanding between the City and BC Housing as a future affordable housing site for seniors and families. The former hotel site fronting Tranquille Road is intended for a market redevelopment opportunity at a future date.
The decision to demolish the existing building is with the intent to appeal to a broader development market, decrease liability associated with the vacant building, and improve the safety and general aesthetic of the area. The demolition is expected to take place in early 2023.
“The demolition of this building is positive change for this area,” said Dale Bass, Deputy Mayor. “We look forward to realizing the development potential of this key site to bring more market housing to this neighbourhood.”
At the time of purchase, the former Northbridge Hotel housed 54 tenants in 51 rooms. Knowing the City’s intent was to redevelop the property, staff worked with ASK Wellness and BC Housing throughout the last year to help find suitable alternative housing for the tenants. Many tenants were rehoused with local non-profit housing providers or in market accommodation.
Following the demolition, the City will be issuing a request for proposals for the property’s redevelopment. The 30,000 sq. ft. site is located within the Tranquille Market Corridor, which supports a diverse mix of residential, commercial, and community uses. The City will outline specific parameters for the redevelopment to meet the community’s needs. More details will be provided once the request for proposals has been developed.
The Tranquille Market Corridor is the historic commercial heart of the North Shore and is identified as one of the key redevelopment areas in the North Shore Neighbourhood Plan.
